Privacy policy

Who we are

This website is operated by Biagio Montaiuti, trading as Italian Country Estates, who is the data controller for the personal data described here. You can reach us about privacy matters by email at biagiocommercial@gmail.com, or through the contact form on this site; please write “Privacy” in your message.

What we collect

  • Details you send us through our enquiry forms: name, email address, and optionally phone number, area of interest, budget range, your message and the property you asked about.
  • The date and time of your consent, and the page you wrote from.
  • Technical data needed to run and protect the site, such as your IP address, which is used briefly in memory to limit abuse of the forms and is not stored by us.

Why we use it, and our legal basis

  • To answer your enquiry and take steps you request before a possible purchase (GDPR art. 6(1)(b)).
  • To keep in touch about properties and the market, based on your consent (art. 6(1)(a)). You can withdraw consent at any time.
  • To keep the site secure and prevent spam, based on our legitimate interest (art. 6(1)(f)).

Who receives your data

Your enquiry is stored in our customer-relationship system and the site is run by a hosting provider; both act as our processors under contract. Where they process data outside the European Economic Area, transfers rely on the safeguards provided by the GDPR, such as the European Commission’s standard contractual clauses or adequacy decisions. With your agreement, we may share your details with professionals involved in a purchase, such as a notary or surveyor. We never sell your data.

How long we keep it

We keep enquiry data for up to 24 months after our last contact with you, or longer where the law requires us to (for example, records linked to a completed sale).

Cookies and embedded videos

This site does not use advertising or analytics cookies, and does not set tracking cookies. Only strictly necessary technical storage may be used to make the site work.

Some pages show official videos from YouTube. They load only when you press play, through YouTube’s privacy-enhanced mode (youtube-nocookie.com). Once you press play, YouTube (Google) receives your IP address and may store information on your device under its own privacy policy (policies.google.com/privacy).

Your rights

  • Access the personal data we hold about you, and obtain a copy.
  • Have inaccurate data corrected, or your data erased.
  • Restrict or object to processing, and receive your data in a portable format.
  • Withdraw consent at any time, without affecting earlier processing.
  • Lodge a complaint with a supervisory authority; in Italy, the Garante per la protezione dei dati personali (www.garanteprivacy.it).
