Wooded Monferrato hills near Rocca Grimalda, with vine posts in the foreground and mountains on the horizon

Property for sale · Monferrato

Houses for sale in Monferrato: space, light and Barbera hills.

Village houses, villas and farmhouses among wide rolling hills, castles and wine villages: the most affordable homes in Piedmont’s wine country.

Buying in the Monferrato

The Monferrato stretches east of the Langhe across the provinces of Asti and Alessandria: broader, gentler hills, Barbera and Dolcetto vineyards, castles and quiet stone villages. Parts of it, such as Nizza Monferrato and the Monferrato of the Infernot, are inside the UNESCO World Heritage vineyard landscape.

It is also the best value in the region. In September 2026, average asking prices were about €726 per m² in Rocca Grimalda, €809 in Ovada and €1,092 in Nizza Monferrato: an average of about €876, roughly 66% below seven benchmark villages in Chianti and the Val d’Orcia. Village houses that need renovation are listed from around €19,000; they need real work, but they are a genuine way in.

In the Alto Monferrato, Rocca Grimalda sits on a rocky spur above the Orba river, in the production area of Dolcetto di Ovada. It lies just outside the UNESCO-listed area, and is one of the wine villages that signed the Region’s protocol to protect the landscape to the same UNESCO standards.
