Buying in the Langhe

The Langhe is the hilly wine country around Alba, in southern Piedmont. Its core, the vineyards of Barolo and Barbaresco, lies within the UNESCO World Heritage “Vineyard Landscape of Piedmont: Langhe-Roero and Monferrato”, inscribed in 2014.

Average asking prices in the famous Barolo and Barbaresco villages, La Morra, Barolo, Monforte d’Alba and Neive, were about €1,483 per m² in September 2026, roughly 43% below Chianti and the Val d’Orcia. Alba, the lively capital, averages about €2,345. Higher up, in the Alta Langa, prices fall to roughly €650–800 per m², and a cascina to restore can still be found for under €100,000. Village houses that need renovation are listed from around €19,000; they need real work, so we always tell you plainly what to budget.

Whether you are looking for a house for sale in a Langhe village, a villa for sale with views to the Alps, or a Langhe farmhouse with its own vines, we visit every property and tell you plainly what it needs.

Buying property in the Langhe

How much does a house cost in the Langhe?

It depends hugely on the village and condition. In September 2026 average asking prices ran from about €650–800 per m² in the Alta Langa to about €1,400–1,700 in the Barolo villages and about €2,345 in Alba. Restored farmhouses with vineyard views command a premium. At the entry level, village houses that need renovation are listed from around €19,000; they need real work.

Can I buy a Barolo vineyard?

Barolo DOCG vineyard land rarely comes to market and is among the most valuable farmland in Italy, reported at up to about €2.3 million per hectare. Houses with vineyard views, or small plots of other varieties, are far more accessible.

Is the whole Langhe a UNESCO site?

No. The core Barolo and Barbaresco areas are in the UNESCO core zone, Alba and Dogliani are in the buffer zone, and some villages, such as Bossolasco and Cortemilia in the Alta Langa, are outside the site.
